The summer has flown by and I am now looking forward to some cooler weather. The board met last night, Monday August 11, 2015 and many topics were discussed. I want to give you an update on a few that you must be aware of.
We will not hit our dues projection. We have home lots who have not paid their dues, so we will follow the covenant rules and start the lien process. Since we will not make dues’ projections we must be very careful with our expenses for the next five months.
Whitetail Lagoon is having a continued weed problem. We have contacted Aquatic Control Systems and their recommendation is to have 4 treatment intervals at a cost of $500 per treatment. The weeds we have present are Parrot Feather, Primrose and Fanwort nuisance weed. I am asking the company to brief us at our next board meeting so we are clear on the procedure and what if any effects it will have on wildlife. The one thing she did mention is that fish will die if we do not have fountains working putting oxygen back into the lagoon.
The board voted to take money from our reserve ($2,500) to at least get the current fountains working. This will help with the stagnation of the water and if we decide to chemically treat we will have a head start in providing oxygen to the water. We did go over a comprehensive plan for all fountains but we do not have the budget or authority to make the changes this year. At the annual meeting in November we will present a comprehensive fountain plan to all homeowners for a vote.
The front entrance needs some care and we will have our current landscape company get rid of weeds and at least make it more presentable. The board is mixed on the direction we need to take regarding the front entrance, but did come to a consensus on a solution. We will be presenting a landscape drawing and specific details at the November meeting. The homeowners will vote to either implement the plan or continue with status quo.
The November meeting will be very important because we will discuss and vote on two major projects that impact everyone. A couple of issues to keep in mind for discussion in November: How much money do we take from the reserves? Do we need a special assessment for the projects or do we need to raise the dues?
