Annual FPPOA 2016 Membership Meeting
Sunday January 29th  2017
Held at Shepeard Community Blood Center, Evans GA
 
Board members Attending:
Kevin Belanger - President

The president called the meeting to order at 2 PM and briefly summarized the activities of the Board in 2016.  They are:
  • $1800 was spent on improvements on the front entrance. Despite these improvements someone stole the majority of the lights.  The lights have not yet been replaced because the Board has not determined  how to proceed
  • The Board accepted a Fountain committee plan which concluded
  • Maintenance and electricity for fountains already in the neighborhood will continue be paid for by FPPOA.
  • Homeowners who wish to provide their own fountain should request  Architecture Committee (ACC) approval to install the fountain themselves following FPPOA - ACC guidelines. 
  • The Common Area /Jay Jahn land swap is almost completed and should be finished with in a month.   Once  Mr. Jahn signs the paperwork we can complete the deed swap. and begin the construction of a gravel path.
  • Six street lights were added to Bent Oak Road. This adds an expense of $80 per month.
  • FPPOA completed two chemical treatments in White Tail lagoon for weed control. We will wait until spring and evaluate to determine if we need to do additional treatments.
 
 
The South Carolina Department of Transportation has requested that homeowners remove all of the items now parked or stored under the Bridge within SCDOT property. It is a liability for SC and our homeowners. 
 
George Jiminez asked if it would be possible for homeowners to sign a hold harmless agreement with South Carolina DOT and if not, suggested moving the road over onto our property. The President mentioned that that particular property is being used as a leech field for 3 septic tanks.
 
Kevin will contact the SCDOT and explore options including possibly having the DOT meet with our Board.
 
Mr. Young suggested that the Board consider amending the covenants to include the fountain plan.
 
Billy and Samantha Peel recommended that the Board install cameras in the neighborhood to help deter theft.  Several Board members discussed past efforts to achieve this end.  The Board will consider this proposal again to see if it is feasible 
 
The Treasurer reported a bank balance of $24436.29.  We had a successful year and stayed on budget. No increases in our annual assessment are planned.  Only one homeowner failed to pay their dues for 2016.
 
Kevin presented the proposed slate of Officers for the Board of Directors and thanked the members for allowing him to be president for two years.

Nominations from the floor were solicited with no response.
 
President moved to accept the proposed slate of officers.  Steve Crislip seconded
The slate was accepted unanimously.
 
The membership thanked Jarome Cohen for his 10 years service to the Board as 1st Vice President.

I cannot believe a year is up since we last had our annual meeting!  Our annual FPPOA meeting is scheduled for Sunday November 15 at 2:30 pm.  Please bring your own lawn chair and an appetite because food and drinks will be provided.   Issues the board will present, discuss, and membership will vote on are:
 
  1. Front Entrance (Review Plan)
  2. Fountains (Additional aeration)
  3. Lagoon weed treatment
  4. Possible vote on two legal issues facing the association
  5. Election of new officers
  6. Summary of 2015 activities
 
It is very important to have everyone present because we want full participation in the decisions that will affect the progress for calendar year 2016.  I want to thank the board of directors and the homeowners for your support during my year as your president.  See everyone soon!

Association News From Our President

The summer has flown by and I am now looking forward to some cooler weather.  The board met last night, Monday August 11, 2015 and many topics were discussed.  I want to give you an update on a few that you must be aware of.

We will not hit our dues projection.  We have home lots who have not paid their dues, so we will follow the covenant rules and start the lien process.  Since we will not make dues’ projections we must be very careful with our expenses for the next five months.

Whitetail Lagoon is having a continued weed problem.  We have contacted Aquatic Control Systems and their recommendation is to have 4 treatment intervals at a cost of $500 per treatment.  The weeds we have present are Parrot Feather, Primrose and Fanwort nuisance weed.  I am asking the company to brief us at our next board meeting so we are clear on the procedure and what if any effects it will have on wildlife.  The one thing she did mention is that fish will die if we do not have fountains working putting oxygen back into the lagoon.

The board voted to take money from our reserve ($2,500) to at least get the current fountains working.  This will help with the stagnation of the water and if we decide to chemically treat we will have a head start in providing oxygen to the water.  We did go over a comprehensive plan for all fountains but we do not have the budget or authority to make the changes this year.  At the annual meeting in November we will present a comprehensive fountain plan to all homeowners for a vote.

The front entrance needs some care and we will have our current landscape company get rid of weeds and at least make it more presentable.  The board is mixed on the direction we need to take regarding the front entrance, but did come to a consensus on a solution.  We will be presenting a landscape drawing and specific details at the November meeting.  The homeowners will vote to either implement the plan or continue with status quo.

The November meeting will be very important because we will discuss and vote on two major projects that impact everyone.  A couple of issues to keep in mind for discussion in November: How much money do we take from the reserves? Do we need a special assessment for the projects or do we need to raise the dues?

What's New In Furey Plantation!

Monday June 1st your Furey Plantation Property Owners board met at the home of Jarome Cohen. 
Items of interest:

McCormick County deputy Mike Lewis, reported a light blue Ford Explorer was somehow connected to recent burglary across the bridge, I believe he said in Ferry Landing.  Should you see suspicious activity regarding a vehicle of this description here is Deputy Lewis contact information.  Dispatch is 864 465-3211.  Other numbers are:  864 465-3200 and 864 465-2520.


Dave Grieve reported 50 grass eating carp were released in White Tail Lagoon.  25 were released at each end which should keep the lagoon clear.


Your Furey Plantation Property Owners Association works hard to keep your neighborhood looking good! Not only maintenance of fountains, the boat ramp common area, the entrance signs but plenty of other work goes on behind the scenes.  Your property dues were to be paid April 31st, and if you haven't paid please do so.  Your property dues helps us to keep your neighborhood looking sharp!

The Results From The Property Owner Survey Are In!

Spring is here and is in full swing.  The results from the survey are in, and the priorities for the board are as follows:

1.  Front Entrance

2.  Fountains

3.  Dock area

We have started with the front entrance this month and have completed the installation of electrical conduit and LED lights.  Pine straw has been added and we will be planting flowers.  The signs, posts and ropes have a fresh appearance so we will not be making any additional changes this year.  We have discussed the Bradford pear trees and they may need to be removed at the end of the season.  The trees are very close to splitting and may cause damage if they fall.  The front entrance will be completed before the Masters.  I know many have rented their homes this year and we want to make a good first impression.

Over the next couple of months we will concentrate on the fountains.  Our goal is to repair the fountains that are not working, bury the electrical cords and add additional fountains balancing out the lagoons.  Once the project is complete we will need to set-up a yearly maintenance schedule.

On a final note, it is exciting to see new homes built in our sub-division.  We are attracting new buyers who want to be a part of our community.  Please ensure we maintain our properties according to the covenants and welcome our new neighbors.
